About

A short account of how the business runs, which buildings in Baldwin Park it works on, how a job is surveyed and priced, and what it will not take on.

How the business runs

Repairs, and the point at which we say stop

We repair roof leaks on houses and small residential buildings in Baldwin Park and the San Gabriel Valley cities around it. Repair is the whole business rather than the cheap end of it, and that shapes what we will and will not take on.

Every survey starts in the attic rather than on the roof, because water runs along a rafter before it drops, and the stain on a ceiling is frequently several feet from where anything got in. A quote written from the ground is a guess at which part of the roof to charge you for.

The limit is the one on the homepage. Past roughly half the roof area in a year, a repair is no longer a repair in California, and the right advice stops being ours to give. We will tell you when you have got there.

  • No price without a survey, and no doorstep quotes
  • The attic looked at before the roof is walked, every time
  • No coating sold over a wet deck
  • Told plainly when patching again is the worse buy

How it runs

Four steps, no surprises

Free inspection of the roof and the attic together, then a written quote.

01

Call or message

Describe what you are seeing and roughly when it started. Most leaks are narrowed down from a short conversation and a photograph before anyone travels.

02

Free inspection, roof and attic

Both, together. On a low-pitch valley roof the entry point and the stain are rarely in the same place, so a survey that skips the attic is half a survey.

03

Written scope, written quote

The failed detail named -- the valley, the boot, the upstand -- not 'repair roof'. Sheathing priced per sheet so nothing is added later without your say-so.

04

Work, then the photographs

The area left clean and nails swept, and the before-and-after set is yours to keep whatever you decide to do next.

Before you choose

Four things worth checking on every quote you get

Including ours. There are enough door-knockers working this valley that the checks are worth making on anybody.

01

Is there a C-39 number on it

Roofing in California requires a CSLB C-39 license. The number is public and checkable on the CSLB register in about a minute. Ask for it before anyone goes up a ladder.

02

Does the scope name the detail that failed

'Repair roof' is not a scope. 'Re-bed the valley, re-lap two upstands, replace the vent boot' is. The second can be checked when it is finished; the first cannot, which is the point.

03

Are the two quotes specifying the same roof

A fire-rated assembly, a tear-off versus an overlay, and a sheathing allowance each move the price by thousands. A cheaper quote is sometimes a lesser roof rather than a better price.

04

Is anyone pricing it from the driveway

No price should be given without the roof and the attic being walked. We do not quote at the door, and we do not quote from a photograph alone.
